Job Description

**Overview:**

We are seeking a dedicated and detail-oriented Property Manager to coordinate and oversee the daily operations of our 250-room community in Jacksonville, FL. This role involves a major 2026 renovation project, property maintenance, and financial oversight to ensure high levels of service and operational efficiency for our real estate portfolio. This position requires an individual who is adept at owner relationships, effective team leadership, and possesses strong financial acumen.

**Key Responsibilities:**

  • Oversee all property operations, ensuring financial performance and project deadlines are met.
  • Ensure occupancy levels remain high and property compliance is consistent with company policies and regulations.
  • Lead, train, and manage on-site staff, providing coaching, performance management, and development opportunities.
  • Maintain resident satisfaction through quality service, effective communication, and proactive retention efforts.
  • Assist in preparing annual budgets and income projections, manage revenue collection, expenses, and financial reporting to maximize Net Operating Income.
  • Conduct regular and consistent property inspections, ensuring safety compliance, and addressing maintenance needs in partnership with Corporate Leadership.
  • Report property liability claims, workers compensation claims, and property loss claims. 
  • Utilize property management software such as Yardi, OneSite, Microsoft Office suites, or other similar platforms.

**Qualifications:**

  • Minimum three years’ experience as a community property manager required.
  • Prior supervisory experience: selection and hiring, team training and coaching, budget processing.
  • Working knowledge of multifamily property management practices and processes: Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, accounting principles, property safety, and use of property management and accounting software.
  • A strong understanding of the bottom line and comprehension of balancing income and expenses to ensure the best overall results.
  • Proven experience with property management software such as Yardi, OneSite, or similar platforms.
  • Demonstrated sales ability with upselling techniques to maximize occupancy rates.
  • Strong organizational skills with attention to detail in record keeping and compliance documentation.
  • Office experience combined with excellent communication skills—both verbal and written—is essential for success in this role.
